What the visit covers

Every accessible external pane, its frame and its sill. Entrance doors and screens, which take the most hand marks and are the first thing anyone sees. Where the specification includes them, canopies, signage faces and balcony glazing are done on the same round.

Internal glazing is a separate task and usually a separate frequency. Partition glass along a corridor collects hand marks within days. Meeting room glass shows every fingerprint under downlights. Most offices settle on monthly for the busy internal glass and quarterly for the rest.

What the survey looks at

Height first, because it decides the method. Then what is underneath each elevation: a flat paved surface is straightforward, and a light well, a green roof, a basement grille or a row of parked cars is not. Planting against a wall often blocks a pole more effectively than the height does.

We check the frames too. Powder coated aluminium, uPVC and timber all behave differently, and old timber frames in a converted mill need care rather than pressure. Where glass has organic growth or long standing traffic film, the first visit takes longer and is priced accordingly.

Manchester weather and the round

The city gets rain spread across the year rather than concentrated, which keeps glass rinsed but also keeps traffic film moving up the building. Elevations facing the main routes into town pick up far more than a courtyard elevation on the same building.

Wind is the constraint that moves dates. Poles at height are unsafe in a strong gust, so rounds shift by a day or two in an unsettled week. We would rather move the visit and tell you than send someone out to produce a poor result.

Construction dust is the other local factor. Sites around NOMA, Victoria North and the Salford Quays waterfront generate airborne dust that settles on neighbouring glazing. Buildings next to live construction often go on a tighter round until the work finishes, then drop back.

Fitting glazing into the cleaning contract

Where we already hold the cleaning contract, glazing goes on the same specification and the same invoice. That removes the gap where nobody is sure whether the internal partitions are the cleaner’s job or the window contractor’s. It also means the account manager who audits the clean each month is checking the glass at the same time.

For managing agents running several blocks, a single round across the portfolio usually costs less per visit than booking each block separately, because most of the cost of a small job is getting there.
