The typical site is a warehouse or distribution unit with an office block at the front. Reception and a few offices on the ground floor, more offices and a meeting room upstairs, a mezzanine office looking over the racking, then the welfare side: locker rooms, washrooms, drying areas and a canteen.
The office part behaves like any office. The welfare and canteen part is where the hours actually go. Those areas take heavy use in short bursts, they are cleaned between shifts rather than at a convenient hour, and they need a zoning system that keeps washroom equipment away from food preparation surfaces.
Floors built for traffic
Vinyl, safety flooring and sealed concrete are the normal finishes here, and they take punishment that an office floor never sees. Grit from the yard acts like sandpaper underfoot. Water and salt come in through every door in winter. Oil and rubber marks arrive from the warehouse side.
A floor programme on a site like this looks different from a city centre one. Longer matting runs at every internal door. A buff or burnish cycle on the hard floors rather than waiting for the sealer to wear through. A strip and reseal concentrated at the entrances and welfare corridors, where the wear is, rather than across the whole area at the same interval.
Safety flooring is worth a specific note. It has aggregate built into the surface and it is not meant to be sealed like smooth vinyl, so it needs rotary brush deep cleaning instead. Sealing it makes it slippery, which is the opposite of the point.
Access, induction and safety
Trafford Park sites run to industrial safety standards, and cleaning contractors are treated as any other contractor on site. That means a site induction, high visibility clothing and safety footwear in the areas adjoining the warehouse floor, and agreement on where cleaners may and may not walk while machinery is moving.

Builders’ cleans on those jobs have to be sequenced around production, which usually means an evening or weekend slot and a clear boundary between the construction area and the live unit.
What matters locally
Shift patterns rather than office hours
Units here run early starts, late finishes and in some cases continuous shifts. Cleaning slots are agreed around the changeover rather than assuming a five o'clock finish, and welfare areas are cleaned between shifts when they are empty.
Yard traffic tracks in
Forklifts, pallet trucks and boots bring grit, oil and water from the yard onto the office and welfare floors. Matting runs at every internal door earn their cost quickly, and hard floors need a buff programme rather than an occasional mop.
Canteens need a separate zone
Where a unit has a canteen or a food preparation area, it sits in its own colour coded zone with its own frequency and its own equipment. Cross contamination between welfare, washroom and food areas is the risk worth designing out on paper.
Winter salt is hard on sealer
Barton Dock Road and the estate roads get gritted heavily. Salt carried inside eats through floor sealer at the doors within a season, which is why entrance areas here usually need a strip and reseal more often than the rest of the floor.
