About Irwell Commercial Cleaning
We run contract cleaning for offices, clinics, co-working floors, managed blocks and industrial units across Greater Manchester. Every site gets a free site visit, a written specification, one fixed monthly fee and a named account manager who audits the clean each month and sends you the report.
How a contract works here
Every site starts with a visit. We walk the building with you, measure the cleanable area rather than the demise, count the washrooms and cubicles, note the floor finishes and ask how the space is actually used across the week. Access, waste routes, storage, water and power all get checked at the same time, because those are the things that decide whether a specification is realistic.
From that visit comes a written specification: a task list with a frequency against each item, split into daily work and a periodic programme. It states what is cleaned, how often, to what standard and who supplies consumables. You get it whether or not you appoint us.
The quote is one monthly figure with the hours behind it shown. Periodic work such as carpet extraction, internal glazing, high level dusting and hard floor maintenance is priced as separate lines so it can be planned into a budget year rather than arriving as an unexpected proposal.
What happens after you sign
Mobilisation is the part that goes wrong most often in this trade, so it is planned rather than assumed. We agree a start date, sort keys, fobs or access codes with you and the managing agent, complete any building or site induction, and run the TUPE process where staff transfer from an outgoing contractor. COSHH safety data sheets and the site risk assessment arrive before the first clean.
Then the team is introduced on site and stays there. The same cleaners on the same site is what holds a standard, because they learn the building: which door sticks, where the water is, which meeting room is always booked at six.
The audit and the account manager
You get a named account manager with a direct number. Each month that person walks the site and scores the clean against the specification, then sends you the report with any actions listed. The following month’s report shows whether those actions were closed.
If something is missed between audits, tell your account manager. It gets picked up on the next clean and logged, so there is a written trail rather than a disputed memory. Where the same item keeps recurring, we revisit the specification, because it usually means the hours or the frequency were wrong when the contract was set up.

COSHH sheets and a site risk assessment supplied at mobilisation and kept current. A rolling monthly option on most contracts, with the notice period confirmed in writing before you sign.
Where we work
Greater Manchester, with the city centre, Spinningfields, the Northern Quarter and Ancoats, Salford Quays and MediaCity, Trafford Park, Stockport and Altrincham forming the core of the round. Sites outside those areas are quoted with the travel time shown in the figure rather than hidden inside it.

How do I get a price?

What areas do you cover?
Manchester city centre, Spinningfields, the Northern Quarter and Ancoats, Salford Quays and MediaCity, Trafford Park, Stockport and Altrincham, plus the surrounding areas of Greater Manchester. If your site sits just outside that list, ask, because travel time is priced into the quote either way.
Do you take on single sites or only portfolios?
Both. A single office suite on a two day a week pattern is as welcome as a managing agent's block portfolio. What changes with size is the audit cycle and how much periodic work is worth programming across the year, and we set both at the site visit.
Can we see the specification before we commit?
Yes. The specification comes with the quote, before any agreement is signed. It is written so it can be sent out to tender by anyone, which means you can use it to compare us against another contractor line by line. That is deliberate and we would rather you did it.
