How a contract starts

    Site visit and specification

    We walk the site with you, measure the areas, note the floor finishes and washroom counts, then write a specification that states what is cleaned, how often and to what standard. The visit is free and the specification is yours to keep.

    Fixed quote and cleaning schedule

    You get one monthly figure, the hours behind it and a schedule showing which tasks happen daily, weekly, monthly and quarterly. Consumables, machinery and periodic work are priced separately so you can see what you are paying for.

    Mobilisation, then monthly audits

    We agree a start date, handle key or fob access and any TUPE process, and introduce the team on site. From then on your account manager audits the clean each month and sends you the report with anything that needs putting right.

Common questions

How much does office cleaning cost in Manchester?

Most Greater Manchester offices are priced on hours at a charge-out rate of around £16 to £22 per hour, then quoted as one monthly fee. A small suite cleaned once a week usually lands between £45 and £85 a visit. Daily cleaning is often checked against a rate per square foot per year. We measure the space at the site visit and show you the hours behind the figure.

Do you pay the Real Living Wage?

Pay rates are set by the operator running this contract, so ask for them in writing before you sign. The Real Living Wage is the independently calculated rate published by the Living Wage Foundation, and it sits above the statutory National Living Wage. If it matters to your procurement policy, put it in the tender documents and ask for the rate to be confirmed in the contract.

Are your cleaning staff DBS checked?

Vetting is an operator policy, so confirm what applies to your site before mobilisation. DBS checking is normal for cleaning inside medical practices, schools and buildings with restricted areas, and many office clients ask for it as standard. Ask which level of check is used, how often it is repeated, and how right to work documents and references are recorded for the staff assigned to you.

Who supplies the materials and consumables?

We supply the cleaning products, machinery, colour coded cloths and mopping systems as part of the contract. Washroom consumables such as hand towels, toilet rolls, soap and bin liners are usually priced separately, either at cost plus a handling charge or as a fixed monthly sum. Plenty of clients keep buying their own. Either way, the specification says who orders what.

Can you clean outside office hours?

Yes. Most contracts run early morning before eight or in the evening after five, with keys, fobs or an access code agreed at mobilisation. Where a building has a concierge or a managing agent, we work to their access rules and sign in each visit. Daytime housekeeping is available for busy floors, and weekend cleans can be scheduled where the building allows it.

What happens under TUPE when we switch contractor?

When a cleaning contract moves to a new supplier, TUPE normally applies as a service provision change. The staff assigned to your site transfer to the incoming contractor on their existing terms, with continuity of service preserved. The outgoing contractor must provide employee liability information, and both parties have duties to inform and consult representatives. We handle that process during mobilisation and keep you updated. ACAS and gov.uk publish plain guidance worth reading first.
