Builders' Clean vs Sparkle Clean: What Each One Includes
A builders' clean is the first stage after the trades finish: bulk debris removal, dust suppression, stickers and paint splashes off, floors cleaned back. A sparkle clean is the final stage after snagging, taking the space to occupation standard with detailed glazing, polished surfaces and touch points. Fit-out programmes in Manchester run tight. The contractor wants off site, the tenant wants the keys, and the cleaning sits in the gap between those two dates. Booking one clean where you needed two is the usual way that gap turns into a delay.
The two stages have different purposes, different equipment and different prices. Here is how to specify each one and where to put them in the programme.
What does a builders’ clean cover?
The builders’ clean happens when the trades have finished and before the snagging list is worked through. The space is still a construction site in every sense that matters: dust on every horizontal surface, protective film on glazing, plaster splashes, adhesive residue, offcuts behind the risers.
A first stage builders’ clean normally includes:
- Removal of remaining debris, packaging, offcuts and protection
- Lifting floor protection boards and sheeting
- Dust suppression across ceilings, ducts, cable trays and light fittings
- Removal of stickers, labels, barcodes and protective film from glazing and ironmongery
- Scraping and removing paint, plaster, grout and silicone splashes
- Cleaning window frames, reveals, cills and tracks
- Cleaning inside all cupboards, drawers and storage
- Washing down doors, frames, skirtings and architraves
- Degreasing and cleaning new sanitaryware and kitchen units
- Vacuuming with filtered machines, then washing or machine scrubbing hard floors
- Removing waste from site to a licensed carrier, with transfer notes
Construction dust is a genuine health issue rather than a cosmetic one. HSE publishes clear guidance on construction dust and respirable crystalline silica, and any contractor doing this work should be using filtered extraction and RPE where cutting residue is present.
What does a sparkle clean cover?
The sparkle clean is the final pass after snagging is complete. The building is finished and the job is to bring it to occupation standard.
- Full internal and external glazing including partitions and manifestations
- Detailed polish of ironmongery, sanitaryware, taps, mirrors and stainless steel
- Second dust of all surfaces disturbed by snagging trades
- Touch point sanitisation across handles, switches, lift buttons and rails
- Final vacuum and mop, including edges, corners and beneath fixed furniture
- Buffing or burnishing of hard floors where the finish allows
- Cleaning of newly delivered furniture, desks and storage
- Fingerprint and mark removal from paintwork and doors
- A written handover check against the snagging areas
If furniture is installed between the two cleans, the sparkle clean has to be booked after the installers leave. Delivery teams generate their own dust and packaging.

What does it cost in Manchester?
Combined builders’ and sparkle cleaning in Greater Manchester typically runs £0.70 to £1.60 per square foot, reviewed September 2026. A two stage clean with heavy glazing and a stone or timber floor sits at the top of that range. A simple carpet tile office where the main contractor has kept the site tidy sits at the bottom.
Four things move the figure more than floor area:
- How tidy the site was handed over. A site with skips already emptied and protection removed is quicker.
- Glazing quantity. Mill conversions in Ancoats and the Northern Quarter carry a lot of glass, often with old timber reveals that take longer.
- Floor finish. Polished concrete and natural stone need specific treatment. Carpet tile is the fastest.
- Access. Single lift buildings, restricted loading bays and out of hours only working all add time. Work at height on external glazing brings its own controls under the Work at Height Regulations.
When should each stage go in the programme?
Work backwards from the handover date.
- Trades complete. Confirm the main contractor has removed plant, protection and skips.
- Builders’ clean, two to four days. Book it as soon as the last wet trade is finished.
- Snagging. The client or the design team walks the space and lists defects.
- Snag works. Decorators, joiners and electricians return. This creates fresh dust.
- Furniture and IT install. Packaging, cardboard and film arrive with it.
- Sparkle clean, one to two days. The last activity before handover.
- Handover and photography. Book any marketing photography straight after the sparkle.
Squeezing steps 2 and 6 into a single visit is the most common mistake. It produces a space that looked immaculate on the Friday and shows every snagging fingerprint on the Monday.
What should you check in a quote?
Ask whether waste removal is included and whether transfer notes will be issued, because business waste carries a duty of care that stays with you. Ask whether external glazing is in scope and to what height. Ask whether the price assumes power, lighting and water are live on site. Ask what happens if the programme slips by a week, which it usually does.
Ask for the second stage to be priced separately so you keep the option of moving it.
